Bat Removal in the Greater Toronto Area Is Really a Bat-Proofing Problem

If you have bats in your house in the Greater Toronto Area, the real question is not just, “How do I get the bats out?”

The real question is, how are they getting into the structure in the first place?

Bats do not chew holes into houses. They use existing construction gaps. On GTA homes, those gaps are commonly found where shingles meet fascia, where aluminum soffit meets brick, where dormers meet rooflines, around gable vents, behind loose flashing, under missing or poorly fitted drip edge, around chimneys, and where porch roofs or attached garages intersect with the main house.

A proper bat control job has to solve the structure problem, not just the bat problem.

The correct order matters:

First, the house is bat-proofed by closing secondary and potential entry points. Then excluders are installed on the final active entry points so bats can leave but cannot re-enter.

Simply installing a tube, cone, plastic device, or piece of mesh over one obvious hole is not complete bat control. If the rest of the house is still full of gaps, the bats can move to another opening.

Many homes across Toronto, Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Burlington, and Durham Region have the same types of construction details that bats can use.

The Hidden Roof Edge Gaps We Find All Over the GTA

Most GTA Bat Problems Involve Big Brown Bats

Across the GTA, many homes are built or re-roofed without proper drip edge flashing. Instead, the shingles are often overextended into the eavestrough, leaving hidden gaps under the first row of shingles. These roof-edge gaps can give big brown bats and mice access behind the fascia, soffits, walls, and attic spaces.

In the Greater Toronto Area, most residential bat problems involve big brown bats.

Most GTA homeowners never see the real entry points. They may only notice a bat inside the living space, a stain on brick, droppings on a deck, or scratching in a wall. The actual opening is often higher up, around a roofline, dormer, soffit, fascia board, vent, or chimney area.

Big brown bats do not usually create the huge attic colonies people imagine when they think of “bats in the attic.”

They often live in smaller numbers and use wall cavities, roofline voids, soffit spaces, insulation edges, finished ceiling spaces, and hidden construction gaps.

That is why a homeowner may find one bat in a bedroom, basement, hallway, or living room without seeing hundreds of bats flying around the attic.

One bat inside does not automatically mean there are hundreds of bats in the house. But it does mean the house should not be dismissed as a fluke. If a bat is showing up inside the living space, there is a reason it got there.

Bats do not normally come in through open doors and windows. They are usually already using part of the structure.

Common Bat Entry Points on GTA Homes

Soffit and Shingle Intersections

One of the most common bat entry areas on GTA homes is where aluminum soffit, fascia, and roof shingles meet.

These intersections often leave a long, narrow gap along the roof edge. The gap may be hidden under the fascia, behind the drip edge, or where the soffit terminates above the shingles.

Bats can crawl into these openings and move into roof or wall spaces.

Dormers and Roof Returns

Dormers create several bat entry opportunities because they bring shingles, fascia, siding, soffit, trim, and flashing together in a small area.

A dormer may have gaps:

  • Under the fascia
  • Along the shingle edge
  • Behind sidewall flashing
  • Where soffit meets siding
  • Where the dormer roof meets the main roof
  • Around small roof returns and trim details

These are exactly the types of openings that are hard to see from the ground but easy for bats to use.

Brick-to-Soffit Gaps

Many GTA homes have aluminum soffit installed above brick walls. If the soffit does not seal tightly to the brick, a gap can remain along the top of the wall.

These gaps are especially common near:

  • Corners
  • Porch roofs
  • Attached garages
  • Gable ends
  • Wall flashings
  • Roofline transitions
  • Dormers

Gable vents are another common bat entry area.

Old screens, loose mesh, damaged frames, missing fasteners, and gaps around the vent can all allow bats into attic or wall spaces.

Chimneys, Wall Flashings, and Roof-to-Wall Intersections

Any place where a roof meets a wall, chimney, dormer, porch, or garage can create bat entry gaps.

These areas are often complicated because several materials overlap: shingles, flashing, brick, siding, soffit, fascia, trim, and caulking. When these details are poorly sealed or left open, bats can use them as hidden entry points.

These areas need proper materials. A smear of cheap caulking or a piece of mesh jammed into a gap is not proper long-term bat-proofing.

Thornhill Bat Removal Case Study: Before and After Bat-Proofing on a GTA Home

This Thornhill bat control job is a good example of why GTA bat problems are rarely just one obvious hole.

The home had bat activity around roofline and soffit construction details

— the same types of gaps found on many homes throughout Toronto, Vaughan, Markham, Richmond Hill, Mississauga, Brampton, Oakville, Burlington, and the rest of the Greater Toronto Area.

The solution was not to hang a bat house, spray repellent, or cover one visible opening.

The house had to be properly bat-proofed. Secondary and potential entry points were closed first, and excluders were installed only on the final active entry points so the bats could leave but not get back in.

The Problem

The homeowner had the occasional bats showing up inside their home.

The bats were using roofline gaps found throughout the exeterior of the house.

Like many modern GTA homes, the problem areas were numerous with both large & not large, obvious & not so obvious holes.

There were construction gaps around the soffit, fascia, shingles, flashing, and roof intersections.

In other words it was full of exactly the kinds of openings that urban big brown bats commonly use to enter suburban brick homes with aluminum soffits, fascia and complex rooflines.

What We Found

During the inspection, we found potential bat entry points around the roofline where different building materials met.

Some of these areas can look minor from the ground, but to a bat, a narrow gap under a fascia board, beside a roof return, behind flashing, or at a soffit-shingle intersection can be a usable entry point.

This Thornhill, Ontario home was typical of many GTA bat problems. There were no obvious signs of a large bat infestation, and there was actually more visible evidence of mice than bats.

If bats had not started appearing inside the house, the homeowners likely never would have known that local big brown bats were using hidden access points to get into the walls and attic.

Here is how bats typically go from attics to inside your living space.

The important point is that the visible entry points are never the whole problem. The entire roofline has to be assessed, because bats can move from one opening to another if only the obvious gap is dealt with.


What We Did

The house was bat-proofed by closing the secondary and potential entry points first.

Custom metal flashings, proper sealants, and bat-proof screening were used where needed. The goal was to remove the other options before installing the excluders.

Once the surrounding structure was protected, bat excluders were installed on the active entry points so the bats could exit safely without being able to re-enter.

The Result

After the bats were excluded, the final openings were permanently closed.

The result was not just “bat removal.” It was proper bat-proofing designed to stop the same problem from continuing anywhere else on the same house.

How Proper Bat Removal Works on GTA Homes

Proper bat removal is not chasing bats, putting mothballs in the attic, spraying repellents, or hoping they move into a bat house.

Step 1: Inspect the Entire Roofline and Exterior

The obvious hole is rarely the only problem.

The entire exterior has to be checked for active, secondary, and potential entry points. On GTA homes, this often includes soffits, fascia, gable vents, chimneys, dormers, roof returns, attached garages, porch roofs, brick-to-soffit gaps, wall flashings, roof vents, and drip edge details.

Step 2: Bat-Proof the House First

Secondary gaps and potential re-entry points are closed with proper materials.

Depending on the opening, this may involve custom metal flashing, roof-safe sealants, vent screening, soffit repairs, fascia work, chimney details, or other construction-specific repairs.

This step is critical. If the rest of the house is still open, bats may simply move to another gap.

Step 3: Install Excluders on the Final Active Entry Points

After the surrounding structure has been protected, one-way excluders are installed on the final active entry points.

These excluders allow bats to leave safely but prevent them from getting back in.

Step 4: Remove the Excluders and Permanently Finish the Area

After the bats are out, the excluders are removed and the final openings are permanently closed.

That is the difference between temporary bat removal and real bat-proofing.

Excluding bats first and then trying to seal the rest of the house later is backwards. The house should be bat-proofed first, then excluders should be installed on the remaining active entry points.


Custom Bat Excluders and Flashings for GTA Homes

Many bat problems happen at complicated roofline intersections where a generic plastic tube, mesh cone, or hardware-store solution does not fit properly.

That is why Bat Control Specialists uses custom excluders and custom flashing systems designed for the specific opening.

A proper excluder has to do two things:

It has to let bats leave safely.
It has to prevent bats from getting back in.

But the excluder is only part of the job. The surrounding gaps have to be closed first, or the bats may simply bypass the excluder and use another opening nearby.
